Assured Shorthold Tenancy

Introduced by the Housing Act 1988, an "AST" is an assured shorthold tenancy for the letting of residential accommodation at the end of which the landlord is entitled to recover possession of the premises without having to show one of the usual grounds for possession of an assured tenancy.

To end an AST, the tenant does not have to give notice to leave at the end of the tenancy. The landlord must give at least 2 months notice to end the tenancy on the expiry date. If no notice is given then a periodic tenancy would be created, the tenant then having to give 1 month's notice, the landlord two months.

The 'shorthold' is usually 6 months to a year or two.
