I have written the MLGuides for landlords and tenants of shops, but the principles apply to all types of business premises, such as offices, factories and warehouses, leisure property, and so on.

Business tenancy law does not, however, apply to agricultural tenancies, residential lettings where the letting is separate from the business premises - for example, a shop with a residential flat included in the shop tenancy would be under
business tenancy law for the whole of the property, but not in respect of the flat only - fishing and mineral rights, licences (provided they are not tenancies] and tenancies-at-will.
