Often, retailers are only really interested in signing up so they can start trading from the premises as soon as possible.

Throwing caution to the wind or getting it wrong with a business tenancy can lead to horrendously costly consequences.

With a new letting, or when taking over an existing lease, there are numerous points watch out for. Property matters involving a business tenancy include many questions you may not have thought to ask. Or, indeed, not know about, to ask.

What are you letting yourself in for? What could you be letting yourself in for? When you want to sell, would you get your money back? Would anyone else want the lease? Would anyone else satisfy the alienation criteria? Is a lease variation really such a good idea?

Before you enter into any agreement, a second opinion will provide peace of mind.
