Most retailers, generally, are only interested in signing
up so they they can start trading from the premises as soon
as possible. But throwing caution to the wind or getting it
wrong with a business tenancy can lead to horrendously
costly consequences.
With a new letting, or when taking over an existing lease,
there are numerous points watch out for. Property matters
involving a business tenancy include many questions you may
not have thought to ask. Or, indeed, not know about, to
ask!
What are you letting yourself in for? What could you be
letting yourself in for? When you want to sell, would you
get your money back? Would anyone else want the lease?
Would anyone else satisfy the alienation criteria? How
about the likely consequences of a new shopping centre?
What effect could your rent review have on the trading
position? Is a lease variation really such a good idea?
Before you enter into any agreement, a second opinion will
provide peace of mind.
